WHAT CAN I EXPECT WHEN MAKING AN APPOINTMENT? Expect a thorough, unbiased assessment of the property, based on extensive training, years of experience and dedication to providing the best possible service. We offer personal consultation, immediately after (and anytime after) the inspection, discussing elements of the inspection report
WHAT CAN I EXPECT DURING THE INSPECTION? We will examine all readily accessible areas of the property. We will concentrate on the "exterior envelope" including the roof, roof drainage, siding, flashing, roof penetrations, doors, windows, chimneys, pipes, etc. We also examine the foundation, soil grading, decks, handrails, fences and gates. Our inspections are designed to provide you with important facts you need - to make logical and prudent decisions about the purchase. It is not an insurance policy or warranty of any kind. If certain health, safety or structural problems are found, further evaluations may be needed.
MAY I PARTICIPATE IN THE HOME INSPECTION? We welcome and encourage you to join us during the inspection. An average inspection, including the written report, takes approximately 3-4 hours. A 3-ring binder with a copy of the completed inspection report will be given to you immediately following the inspection. If not present for the inspection, a copy will be sent to you by mail, courier or e-mail.
WHAT IS THE COST OF A HOME INSPECTION? The cost of a home inspection will depend on the age, size or location of the home. The average cost for a home 15 to 25 years old and 2,500 to 3,000 sq. ft. is $325.00 - contact us for exact pricing.
WHAT DO I DO WITH THE REPORT? Your agent should help you continue with the purchase, based on our inspection report, the history of the transaction, the price offering and other criteria. Your agent is best suited to assist you in making your decision, the inspection report is only one of many tools to use.
WHO SEES THE REPORT? This report is prepared exclusively for you by D-Tect Home Inspections. It is your decision as to who has access to the contents. Calls to our office requesting information will be directed back to you or your representative and with your permission, we will speak with them. You might expect an interest in the contents from the present owner of the house, the present owners' agent; your insurance company and your mortgage lender.
DO I NEED AN INSPECTION ON A NEW HOME? Local municipal inspectors (not home inspectors) have a limited time that they are on site to inspect the work, monitoring and checking local and federal building codes. The contractor and the site superintendent also have limited time and may not devote themselves to thorough investigation. Professional home inspectors make the time to go into far corners, crawlspaces and attic cavities…places where others dare not venture. Reputable builders welcome private home inspectors to help them with their "quality control". We often find repairs are required in a large number of new construction sites.
CAN I NOT JUST ASK INDIVIDUAL EXPERTS TO TELL ME ABOUT THE HOUSE - for FREE? Certainly! You can ask numerous professionals to assess the condition of the house… just call an electrician, a plumber, a carpenter, a roofer, a heating / air conditioning person, a painter, an insulation expert and a window manufacturer (just to name a few). Make sure the owner will let them all into the house (with very short notice) and arrange for the agents and owners to give them all access. If you can get them to come all at once, you can save our fee.
